Our Method
After You Accept an Offer
Once we receive a signed agreement, we countersign and begin confirming our due diligence. This includes verifying details through county-level research and conducting a local property walk-through. From there, we coordinate closing through a licensed title company
Property Research & On-Site Visit
We confirm land use, access, and zoning with the county, and send a local photographer or inspector to walk the land. This helps us verify buildability, terrain, and any red flags before moving forward
Title Company Opens Escrow
Once due diligence is complete, we open escrow through a licensed title company in your state. All closing paperwork, payment, and deed recording is handled professionally
Signing & Final Steps
You’ll sign closing documents via mobile notary, online, or in person. After verification, the title company records the deed and releases your funds — safely and securely.

How am I protected during the sale?
Your sale is handled through a licensed title company. They manage the title search, legal paperwork, and secure fund transfer. Nothing is finalized until the deed is recorded and you’re paid.
Do I need to do anything before accepting an offer?
No. Simply sign and return the agreement if you’re ready to proceed. We’ll countersign and begin the due diligence process
What happens after I sign?
We verify county records, walk the property, then open escrow through a title company. You’ll be informed every step of the way.
Are there any costs to me?
No. We cover all title, escrow, and recording fees. There are no commissions or hidden charges. The offer amount presented is what you walk away with — unless we agree on changes during due diligence (e.g. improvements, substantial cost of back taxes, or title issues).
Do you resell or keep the land?
Both. Some properties are added to our portfolio, others are resold. Either way, we close through a licensed title company with full transparency
